A central feature to Cottonmill Park is the 43 acre lake. Originally created in 1886 by filling the Kearney Canal, the lake acted as a storage reservoir that generated power for the old Cottonmill factory. In 1998 with funding from the Nebraska Environmental Trust Fund, Nebraska Game and Parks Commission, the Nebraska Department of Environmental Quality and the Central Platte Natural Resource District, Cottonmill Lake underwent a complete restoration specifically to create a top quality fishing lake.

How to Get What You Want from Your Landlord

Working with your landlord can sometimes be extremely frustrating – especially if you’re renting their property and its not a corporation. Luckily, we have compiled some tips for you to utilize when you’re in a sticky situation and aren’t getting the response you want.

  • Follow your landlord’s own procedure. First, check if your landlord has a procedure or a preferred method of contact when problems arise. Look for special contact directions first in your lease. 

 

  • Put your requests and complaints in writing. Documenting your efforts to contact your landlord will help strengthen your case if you need to go to court. It will also help you remember when and how you first tried to contact your landlord about a problem, in case you need to reference it in a subsequent letter. 

 

  • Be persistent. Don’t give up after just a couple of phone calls. If the person who takes your call tells you that someone else will call you back, ask when you should call again if you don’t hear back from that person.

How to Negotiate with your Neighbor without the headache

Having to bring up a discrepancy with your neighbor is NEVER fun, but it doesn’t have to end in a screaming match. If you find yourself to be a type A personality, there are ways to get your way AND make everyone else happy. Here’s how –

Make sure you have the conversations that mean the most. If you are a person that has to be up and out of the house by 6AM, communicate that with your neighbor without blunting asking them to stop all noise by 9PM. Subtly dropping hints, allows people to think that its their idea to be quiet rather than being told to do so.

Call them before calling the cops – or landlord

No body likes a snitch. If something is REALLY bothering you, make sure to take it to your neighbor first. And if things are truly out of hand, at least you’ve warned them multiple times.

Create an open line of communication

If they have something that they are upset about that you’re doing – make sure to address the situation. Knowing that you are doing all that you can to make their life easier makes it easier for them to respect your wishes. nothing is worse than a one sided relationship.

How to be a Good Neighbor – Without the Inconvenience

Sometimes being a good neighbor can be extremely inconvenient – but it doesn’t have to be! Here are some simple tips to making your neighbor’s life easier and not having to get that dreaded knock on your door —

Keep it down!

You like to play music, have people over or even have a dog that might be a little overactive. But there are simple solutions to these everyday problems. Once you put your music on, step outside to see how if you can hear it if you were to walk down your hallway and then adjust accordingly.
Give your neighbors a heads up that friends will be over and to text you if things get a little loud.
Take your dog for walks throughout the day to keep them from pent up energy that turns into barking at late hours.

The hallway is not an extension of your apartment.

Try not to loiter in the halls, you have an ENTIRE apartment to lounge around in. Why else are you paying rent?
If you need extra storage, try putting it on your back patio or hanging it in the front of your apartment or inside – rather than clogging up the hallway.

Jen (Stephen Garlick), raised by the noble race called the Mystics, has been told that he is the last survivor of his own race, the Gelflings. He sets out to try to find a shard of the dark crystal, a powerful gem that once provided balance to the universe. After the crystal was broken, the evil Skeksis used sinister means to gain control. Jen believes that he can repair the dark crystal and bring peace back to the world, if he can only find the remaining shard.
